Three patterns shaping value this month

Lagos houses cost 9× Osun

Median house sale price in Lagos is ₦488M versus ₦52.3M in Osun — the widest spread across states this month.

How we count rents has changed

From 1 Sep 2026, rents advertised per month are counted at their yearly equivalent. Rent figures before that date left them as they were. Not comparable with the same month last year.

Imo is the value play

Imo house prices are up 62.5% year on year but still 55% below Lagos.

About this report

How we measure price.

This report uses the median asking price of active listings on Nigeria Property Centre in September 2026, for each mix of category, property type, bedrooms, state and locality. Where it combines several of these, it averages their medians, weighted by how many listings each has. Using medians, not means, keeps a single unusual price from skewing a group's figure. We leave out an area's figure when it's more than 20 times the typical figure for its state (or for the whole country, where the rest of the state has too few listings) for the same kind of property, as these are almost always pricing mistakes.
