How we measure price.
Every quarter we snapshot the asking price of every listing published on Nigeria Property Centre and group it by category, property type, state and area. The median is the headline figure — asking prices are heavily skewed, and a single mansion should not move an area's number.
Areas and property types with fewer than 20 listings are left out, as are listings advertised in US dollars and listings asking below ₦50,000 to rent or ₦300,000 to buy — placeholder prices rather than real ones. Every figure is in NGN.
