Median house sale price in Lagos is ₦433.5M versus ₦32.3M in Plateau — the widest spread across states this month.

How we count rents has changed

From 1 Sep 2026, rents advertised per month are counted at their yearly equivalent. Rent figures before that date left them as they were. Not comparable with the same month last year.

Lagos is the value play

Lagos house prices are up 36.8% year on year, drawing more value-led buyers each month.

How we measure price.

This report uses the median asking price of active listings on Nigeria Property Centre in September 2026, for each mix of category, property type, bedrooms, state and locality. Where it combines several of these, it averages their medians, weighted by how many listings each has. Using medians, not means, keeps a single unusual price from skewing a group's figure.
