4. What is the size of a plot at Golden Acres Estate?
18.3m by 36.6m (670sqm) which is bigger than the standard plot size.
5. What happens if a lesser or bigger plot is allotted to me?
In the case of a bigger or lesser plot, a sum equivalent to the size of shortage or excess multiplied by price per square meters will be refunded or demanded.
6. Is there any encumbrance on the land?
The Estate is free from every known Government acquisition/interest and there is no adverse claimant.
7. What other payments do I pay apart from the payment on the land?
Survey plan N800 000 per plot (Subject to review)
Legal documentation N200 000 per plot (Subject to review)
Premium/Developmental fee N5,000, 000 (per plot)
8. What will the premium/Developmental fee be used for?
For the provision of facilities within the Estate namely Road, Electricity, Drainage, Perimeter fencing with lovely Gate House
9. When will my plot(s) be allocated to me?
Immediately At full payment for the land and your documentation fees fully paid.
10. What do I get after completion of payments for the land and Documentation fee?
Letter of Allocation, Approved Survey Plan, Deed of Assignment and a Copy of the Global Gazetted Excision.
11. Does Golden Acres Estate have a Certificate of Occupancy?
Lexshield Properties Limited has initiated the process of getting the C of O which will be secured before the expiration of the installment period.
12. Can I pay a deposit and pay the balance any time within the duration of tenure
Yes, but payments must be made on monthly basis without default within the stipulated 12-18 months.
13. Is there any restriction as to type of building I can build?
Yes, you are limited to build residential houses.
14. Is there any time limit to commence work on my land after allocation?
Allottees are encouraged to take possession and develop their plot within a year of allocation in order to control weeds; in case where the land is left unkempt expenses incurred in clearing will be transferred to the allottee.
15. How do I make payment?
