Opposite Shoprite Palms, Victoria Island (VI), Lagos
Ahmadu Bello Way. Victoria Island. Opposite Eko Atlantic's Gate. 5,000 SQM. ₦3,000,000 per SQM. ₦15,000,000,000 Total. Certificate of Occupancy. Larger Sizes Available. This Is the Corridor Where VI's Old Money Meets Eko Atlantic's New Money. The problem There is a category of Victoria Island land that rarely comes to market at genuine scale --- not 900sqm, not 2,000sqm, but a 5,000sqm parcel large enough to anchor a serious commercial or mixed-use development, sitting directly on Ahmadu Bello Way, opposite the entrance to Eko Atlantic City itself. Most VI land offered at this size is either landlocked away from a primary road, split across non-contiguous titles, or priced without regard to what's actually trading on the same corridor. Ahmadu Bello Way is one of VI's original arterial roads --- predating Eko Atlantic, running alongside it, and now positioned as the direct handoff point between the island's established commercial core and the new coastal city rising beside it. This listing is 5,000sqm on that road, C of O, ₦3,000,000/sqm --- with larger contiguous sizes available for a buyer whose development plan needs more. The agitation Here's what the comparable market on and around Ahmadu Bello Way actually shows. A 2,800sqm parcel on Ahmadu Bello Way, carrying a Federal C of O and an existing office structure, is listed at ₦9,000,000,000 --- working out to roughly ₦3,214,000/sqm. A fenced 2,500sqm bareland parcel elsewhere on VI is listed at ₦6,250,000,000, or ₦2,500,000/sqm. Commercial land on the adjacent Adeola Odeku corridor has traded at ₦3,200,000/sqm. This listing --- 5,000sqm, Ahmadu Bello Way, opposite Eko Atlantic's gate, ₦3,000,000/sqm --- sits just below the improved Ahmadu Bello Way comparable (which carries the premium of an existing structure and Federal-grade title) and above the fenced bareland comparable elsewhere on the island. That's the correct position for bare land, at scale, on one of VI's most direct routes into Eko Atlantic. What the pricing doesn't fully capture yet is the corridor effect. Ahmadu Bello Way's value proposition has shifted since Eko Atlantic broke ground --- it is no longer simply an old VI arterial road, it is the entry corridor to a city that's pricing its own internal land at $1,250 to over $3,000 per sqm and appreciating fast. Every month this parcel remains unsold, it does so on a road whose relevance to the adjacent, appreciating district only grows. The solution 5,000 square metres of vacant land, Ahmadu Bello Way, opposite Eko Atlantic City's gate, Victoria Island. Certificate of Occupancy. ₦3,000,000 per square metre. ₦15,000,000,000 total. Larger contiguous sizes available. Here is what this parcel delivers: Ahmadu Bello Way position, opposite Eko Atlantic's gate. A primary VI arterial road that now also functions as the direct approach to Lagos's most actively appreciating coastal district. This address benefits from both VI's established commercial density and Eko Atlantic's forward momentum, without being priced at Eko Atlantic's internal oceanfront rates. 5,000sqm --- genuine development scale. Large enough to anchor a commercial tower, a mixed-use development, or an institutional-grade project, without the footprint constraints of the smaller 900--2,000sqm parcels that dominate most VI land listings. Larger sizes available. For a developer or family office whose plan requires more than 5,000sqm, this listing extends --- a rare scaling option on a corridor where most available parcels are fixed and non-negotiable in size. Certificate of Occupancy. A recognized title instrument ready for solicitor review, positioning this parcel for straightforward due diligence rather than a title chain requiring reconstruction. ₦3,000,000/sqm --- priced against the corridor's real comparables. Below the improved Ahmadu Bello Way parcel with its existing structure and Federal C of O premium, above the fenced bareland comparable elsewhere on the island, and in line with the adjacent Adeola Odeku commercial benchmark. Why this beats the alternatives on the table. Smaller VI parcels elsewhere cost less in total but cap what can be built. Land inside Eko Atlantic itself, at the Financial District or Marina rates now exceeding $3,000/sqm, costs meaningfully more per sqm for a comparable development outcome. This parcel sits at the handoff point between the two --- VI-grade C of O, Eko Atlantic-adjacent momentum, at a scale few sellers on this corridor can currently match. The call to action 5,000sqm. Ahmadu Bello Way, opposite Eko Atlantic's gate. ₦3,000,000/sqm. ₦15,000,000,000 total. C of O. Larger sizes available. The buyer for this parcel is a developer or institution planning at genuine scale on one of VI's primary corridors --- not evaluating VI land for the first time. Call or WhatsApp Smilebay Realties: +234 901 517 4801. Title documentation available for immediate solicitor review. Ask about larger contiguous sizes. The road already runs straight to Eko Atlantic's gate. The scale is already available if your plan needs more. The only variable left is whose name goes on the C of O. Land Type: Mixed-use/Residential Land (Vacant) Size: 5,000 sqm (larger contiguous sizes available) Price: ₦3,000,000/sqm --- ₦15,000,000,000 total Title: Certificate of Occupancy Location: Ahmadu Bello Way, opposite Eko Atlantic City gate, Victoria Island (VI), Lagos NPC Comparable Context: 2,800sqm, Ahmadu Bello Way, Federal C of O, existing office structure --- ₦9,000,000,000 (≈₦3,214,000/sqm) 2,500sqm fenced bareland, VI --- ₦6,250,000,000 (₦2,500,000/sqm) Commercial land, Adeola Odeku (adjacent corridor) --- ₦3,200,000/sqm This listing: 5,000sqm, Ahmadu Bello Way --- ₦3,000,000/sqm, ₦15,000,000,000 total Posted: 26 July 2026 Listed by: Smilebay Realties Limited --- Ref: #359-047-9

Mixed-use land joint venture
3, 932 SQMS Mixed Use Land
Glover Road, Ikoyi. 3,932 SQM. Joint Venture. Planning Approved. Piling Already Completed. ₦4,000,000/SQM. No Premium. This Is Not Raw Land. This Is a Site That Has Already Cleared the Slowest Part of the Process. The problem There is a category of Lagos high-rise development conversation that most JV listings never actually reach --- the stage where planning approval is secured and the foundation work has already started. Most JV land offered to developers in Ikoyi is still theoretical. Survey pending. Approval pending. Premium undisclosed until a contractor has already spent weeks in negotiation. The genuine bottleneck for a high-rise contractor isn't finding land in Ikoyi --- it's finding land where the 12-to-18-month approval cycle has already been absorbed by someone else, and where the ground has already been tested and piled. This listing is that site. 3,932sqm on Glover Road, Ikoyi. Lagos C of O. Planning already approved for a 17-floor block of flats. Piling already completed. No premium attached to the land value. The question for a serious high-rise contractor isn't whether Ikoyi land is worth developing. It's whether this specific site --- already de-risked at the two stages that kill most JV timelines --- is worth committing to before another contractor closes it. The agitation Here is what the comparable market shows right now. A near-identical 3,900sqm parcel elsewhere in Ikoyi, also carrying an approved 17-storey high-rise development, is currently listed at ₦15,600,000,000 --- effectively the same size, the same approval status, priced at roughly ₦4M/sqm once premium and terms are factored in. A separate comparable, also close to 3,932sqm in a high-profile Ikoyi location, has been marketed as "closeable" at ₦15,728,000,000. This listing --- 3,932sqm at ₦4,000,000/sqm, no premium --- works out to approximately ₦15,728,000,000 in total land value, placing it directly inside the range both comparables above are asking for. The difference is what this listing has that a purely land-value comparison doesn't show: piling is already completed. On a 17-floor high-rise, piling is not a minor milestone --- it's the geotechnical and structural foundation work that typically consumes months of a project timeline and carries real risk if soil conditions turn out to be difficult. That risk has already been absorbed here. Every month a qualified high-rise contractor spends evaluating a still-theoretical JV elsewhere in Ikoyi is a month this site's timeline advantage compounds. Approval delays are the single most common reason Lagos high-rise JVs stall before a foundation is even poured. This one has already cleared that stage. The solution 3,932 square metres, mixed-use land, Glover Road, Ikoyi. Lagos State Certificate of Occupancy. ₦4,000,000 per sqm, no premium. Planning approved for a 17-floor block of flats. Piling completed. Survey available. Here is what each element actually delivers to the contractor evaluating this deal: Planning approval already secured. The single longest and most unpredictable phase of a Lagos high-rise JV --- Lagos State Physical Planning Permit approval for a 17-floor structure --- has already been obtained. A contractor stepping into this deal is not waiting 12-18 months before construction can legally begin. They are stepping in at the construction phase. Piling already completed. The geotechnical risk on a 17-floor structure is real and expensive to get wrong. Piling completion means the foundation engineering has already been tested against the actual soil conditions on this specific site --- not modeled from a neighbouring parcel's data. This removes a major source of budget and timeline uncertainty before the JV contract is even signed. No premium. The land value is the land value --- ₦4,000,000/sqm, disclosed upfront. No separate negotiation over a premium figure layered on top after due diligence has already consumed time and cost. Glover Road, Ikoyi. A residential and mixed-use street inside the same Ikoyi core that includes Bourdillon, Alexander, and Awolowo Road --- established infrastructure, established demand, not a developing axis with unproven absorption. Lagos State C of O, survey available. Title documentation ready for immediate solicitor review --- a straightforward due diligence process rather than a title chain requiring reconstruction. Why this beats the alternative JV sites currently on the market. The two closest comparable parcels --- both around 3,900sqm with a 17-storey approval --- are asking a similar or higher total land value without disclosing whether piling has been completed. A contractor evaluating those sites is still pricing in the foundation-stage risk this listing has already removed. At the same approximate land value, this is the site with less remaining execution risk. The call to action 3,932sqm. Glover Road, Ikoyi. ₦4,000,000/sqm. No premium. Approved 17-floor block of flats. Piling completed. This is not an offer for a corporate professional looking to buy a home. This is a JV slot for a high-rise contractor or developer with proven capacity to take a piled, approved site to completion. Call or WhatsApp Smilebay Realties: +234 901 517 4801. Serious high-rise contractors only. Survey and approval documentation available for immediate review. The approval is already granted. The piling is already done. The part of this project that usually takes a year has already happened. About Lagos, Nigeria
Lagos is a port and the most populous city in Nigeria. It is the second fastest-growing city in Africa and the seventh in the world. The population of Lagos according to the Lagos State Government, was 17.5 million. These figures are however disputed by the Nigerian Government and judged unreliable by the National Population Commission of Nigeria. The latest reports estimate the population at 21 million, making Lagos the largest city in Africa.
Lagos is a metropolitan area which originated on islands separated by creeks, such as Lagos Island, fringing the southwest mouth of Lagos Lagoon while protected from the Atlantic Ocean by long sand spits such as Bar Beach, which stretch up to 100 kilometres (62 miles) east and west of the mouth. From the beginning, Lagos has expanded on the mainland west of the lagoon and the conurbation, including Ikeja (which is the capital of Lagos) and Agege, now reaches more than 40 kilometres (25 miles) north-west of Lagos Island. Some suburbs include Ikorodu, Epe and Badagry, and more local councils have recently been created, bringing the total number of local governments in Lagos to 57.
