What a mini flat includes
A mini flat has two main rooms: a bedroom and a sitting room, known in Nigeria as the parlour. It also has its own kitchen, toilet and bathroom, all inside the unit, so the tenant shares nothing.
That is why many people call it a "room and parlour" or "room and parlour self contain". A plain room and parlour in an older building may share facilities; once it has its own kitchen, toilet and bathroom it is a mini flat.
Mini flats are found in purpose-built blocks, in converted family houses and as boys' quarters behind larger homes. Some newer units have a semi-open kitchen, and some have a visitors' toilet.
Mini flat or one-bedroom flat? The two overlap. In Lagos listings, "one-bedroom flat" or "one-bedroom apartment" is often used for a larger or newer unit, sometimes with a guest toilet, while "mini flat" is used for a compact one. Check the floor area and photos rather than the label.
Property Centre lists them under Flats and apartments, "Mini flat".
Who rents them. Mini flats suit single professionals, couples and small families who want a private home with a separate room for visitors. They are a common first step after a self contain.
Differences by state
- Lagos: mainland areas such as Yaba, Surulere and Ikeja have many older mini flats; Lekki and Ajah have newer ones in estates.
- Abuja: common in districts and satellite towns; also offered as BQ units behind houses.
- Ghana: the closest local term is "chamber and hall".
- Outside Africa: the nearest term is a one-bedroom flat or apartment.
What to check
- The kitchen, toilet and bathroom are inside the unit and private.
- Whether the sitting room is a separate room or an open area.
- Water, power metering and who pays for each.
- Whether it is in the main building or a BQ, and how you get in and out.
- The full first-year cost, including agency fee, legal fee, caution fee and any service charge.
Things to watch for
- A "mini flat" that shares a bathroom or kitchen with other tenants.
- A sitting room that is really a corridor.
- A demand for more advance rent than the Lagos Tenancy Law allows from a new tenant (see advance rent).
- No photos of the kitchen or bathroom.
