Joint Venture Commercial Terms * Land Value: Market valuation to be determined and agreed during proposal review * Development Proposal: Open to innovative, ultra-luxury high-rise residential proposals * Premium: Subject to negotiation and mutual agreement between parties * Facilitation Fee: 10% of the agreed total land value (payable by the successful developer) * Split / Equity Share: To be negotiated based on proposed project density, design, and land valuation 3. Developer Qualification & Selection Criteria To be considered for this prime opportunity, prospective development partners must submit a comprehensive proposal meeting the following mandatory requirements: * Track Record: Minimum 5-10 years of active development experience with a verifiable portfolio of completed luxury residential high-rises in Prime Lagos (Victoria Island, Ikoyi, or Banana Island). * Proof of Funds (POF): Verifiable financial capacity backed by an active Letter of Credit (LC) or Bank Guarantee (BG) from a reputable commercial bank. * Technical Capacity: Evidence of an experienced project management, architectural, and engineering team. 4. Submission Requirements Interested developers should submit their expression of interest (EOI) package including: * Company Profile & Portfolio: Highlighting past luxury residential projects with locations and images. * Conceptual Development Proposal: Architectural concept, proposed number of units, amenities, and estimated project delivery timeline. * Financial Model & Equity Split Proposal: Proposed profit/units sharing ratio, proposed premium structure, and project valuation breakdown. * Financial Verification: Bank Guarantee (BG) or Letter of Credit (LC) documentation.
