I am not resident in Ibadan. However I can arrange for someone to take you there. The papers for the land is with me, but can be shipped to you once sale is confirmed. My family house is also in ibadan and my father a king, so be rest assured you are not dealing a scammer. Also as I bought the land last year, the original owner is also someone I can introduce you to, should you require him for any reason, in perfecting your paperwork transfer.
