Where it combines several of these, it averages their medians, weighted by how many listings each has. Using medians, not means, keeps a single unusual price from skewing a group's figure. We leave out an area's figure when it's more than 20 times the typical figure for its state (or for the whole country, where the rest of the state has too few listings) for the same kind of property, as these are almost always pricing mistakes.
