CONTRACTUAL TERM - A minimum of Two (2) years lease.
- FLOORS 2, 3 & 4 at $325 (Three Hundred and Twenty Five Dollars per sqm )
- FLOORS 5 & 6 at $350 (Three Hundred and Fifty Dollars per sqm)
- FLOOR 7 at $395 (Three Hundred and Ninety Five Dollars per sqm)
All floors are offered at the above rates or the Naira equivalent at time of exchange of contract per annum for every sqm of floor space of the Demised Premises. This amount is net of taxes
ENERGY BILL - The Energy bill is determined based on the Lessee's usage of energy which shall be as measured by check-meters except otherwise agreed. However, upfront deposit of N10,000.00 (Ten Thousand Naira only) per sqm will be paid.
SERVICE CHARGES - An initial annual service charge deposit of N24,750.00(Twenty Four Thousand, Seven Hundred and Fifty Naira only) per Sqm for use in the provision and maintenance of the following services in the Demised Premises:
- 1 MegaWatt Transformer
- 1 unit of 300 KVA Generating Set
- 2 units of 200KVA Generating Sets
- 2 units of 8 Passenger Lifts
- 1 main stairwell and 2 Fire escape stairwells
- Facilities Management Fees and Salaries
- Borehole and Water Treatment Plant
- Water Reservoirs, Treatment Systems and Pumps
- Sewage Treatment Tanks and Plant
- Central Air-Conditioning System with multiple Floor by Floor Controls
- Fire Control panels for Demised Premises and Common Parts
- Automatic Fire Fighting Alarm System
- Fire Fighting Hose Reels
- Underground Water Storage Tank
- Cleaning and Painting of Common areas
- Provision of Security for Common areas
- Provision of Personnel for Reception
- Periodic Fumigation and Rodents Control
- CCTV in Common Parts
- Lighting in CommonParts
- Landscaping and gardening
- PlumbingSystems
- Electrical Systems
- Drainage Systems
- Refuse Disposal
- Cleaning of Curtain Glass & Ceramic Walls

PARKING ALLOCATION - 120 spaces
LEGAL FEE - 10% of Annual fee or as agreed by the parties.
AGENCY FEE - 10% of the annual fee or as agreed by the parties
SECURITY DEPOSIT - 2.5% of Annual rent
