How the Time to Let and Sell Index works

What counts as a let or a sale, how the clock runs, what we leave out, and when a figure is withheld.

01

What counts as a let or a sale

When advertisers take a listing down on Nigeria Property Centre, they can choose why: rented or sold here, through another platform, or by another agent, or "Other". A let is a listing for rent its own advertiser marked as rented, whichever of those three; a sale is a listing for sale its own advertiser marked as sold. Neither is "Other", any reason our staff record when they remove a listing, or a listing that leaves with no reason. Short-lets are left out: a short-let has no single moment it is let.

The index relies on advertisers choosing to mark the outcome. Most listings that leave the site carry no reason at all, and the rentals that are marked skew cheaper than those that aren't.

02

What the figure measures

Each figure is the median number of days, with the typical range (the middle half of lets or sales) and the count beside it, in whole days. It describes the listings that let or sold. It is not the wait every landlord or seller should expect: a listing that never lets is never marked, so it never enters the figure.

03

The clock

The clock starts on the day the listing was created and stops on the day it was first marked let or sold, counted in calendar days on Nigeria's local dates. A listing marked on the day it was created counts as 0 days. The clock is the same for lets and sales, and it includes any time the listing sat as an unpublished draft or offline before it was marked.

Only a listing's first let or sale counts, in the quarter it happened. If the same listing is marked again later (a re-let), the later marking is left out. A listing with no creation date, or one marked before it was created, is left out.

04

Relisted and expired listings

A property that is deleted and posted again as a new listing is timed from the new listing: we can't link the two. Listings over two years old are taken offline automatically, so no listing's clock runs for more than about two years.

05

Bulk markings

Some advertisers mark many listings at once while clearing out old ones, which would stretch the figures with dates that aren't when the property went. So when an advertiser writes 25 or more outcome markings (including "Other") on one day, all their let and sale markings that day are left out. The share left out has risen since 2024. Price floors, types and sizes

A listing counts only when its asking price is at or above our price floor for its category: ₦50,000 for rent and ₦300,000 for sale, the same floors our other market figures use. Prices below them are placeholders. Figures cover flats and houses of 1 to 5 bedrooms; land, commercial property, studios and homes of 6 or more bedrooms are left out.

07

Thresholds and 12-month figures

A figure is published for a quarter when it has at least 20 lets (or sales) from at least 5 different advertisers, with no advertiser above 50% of them, so no agency sets or reveals a figure. A figure from fewer than 100 carries the "Small sample" label.

Where a quarter has too few, we pool it with the three quarters before it, each listing once, and publish a "12-month figure" if the pool meets the same thresholds. Otherwise the cell shows "Not enough lets (or sales)" and no value. Changes on the previous quarter and a year earlier are shown only between single-quarter figures of 100 or more each; otherwise they read "Not available".

08

How areas are assigned

From September 2026 we record each listing's state, locality, type and bedrooms every month, so a marking is placed where the listing was that month. Older markings use the listing's current location, type and bedrooms.

09

Corrections policy

Each release is a frozen record of its figures, counts, thresholds and the markings it counted. If we find an error, we publish a corrected version with its date, the reason, the old and new figures and how many markings changed (for example, after a listing's outcome was removed when it was ruled a delete-and-relist). The quarterly email lists the corrections since the last one. Markings of listings that no longer exist are left out and counted. Removing a listing or an account later never changes a published figure.
