Types of warehouse and where they are
A warehouse is a building designed to store goods and move them in and out in bulk. On this list page the word covers everything from a small store near a market to a large modern distribution centre.
Kinds you will see.
- Standalone warehouse: a single large shed on its own fenced plot, with a yard for trucks.
- Unit in an industrial estate: one of several warehouses sharing access roads, security and sometimes power.
- Warehouse with offices: a shed with an office block at the front, popular with distributors and manufacturers.
- Converted store: a former factory or other building now used for storage, often with tighter access.
Where they are. In Lagos, warehouses cluster around the Apapa ports, in the long-established industrial areas around Ikeja such as Oba Akran, Ogba and Oregun, and in Ikorodu. The eastern Lekki corridor has grown around the deep-sea port and free zone there. Many distributors also look across the border in Ogun State, where Agbara is a large industrial hub.
What makes a warehouse useful. The things that matter are practical: whether a loaded trailer can reach the gate and turn in the yard, how high goods can be stacked under the roof, how many loading doors or bays there are, how strong the floor is, and the power supply, drainage and security. Two buildings with the same floor area can command very different rents because of these.
Renting. Lease terms vary widely. Agree in writing who handles the roof, the yard surface, fire equipment, drainage and security, and what you may change inside, such as racking, partitions or a cold room.
Approvals and fire safety. In Lagos, using land or a building for something other than its approved use needs a change-of-use approval from the Lagos State Physical Planning Permit Authority, so check that the site is approved for warehouse or industrial use. The Lagos State Fire and Rescue Service inspects premises and issues fire safety certificates to those that comply; ask whether the building holds a current one, especially if you will store anything flammable.
Differences by state
- Apapa and the ports: closest to imports, but congestion on the port roads can slow trucks, so check access at the times you will move goods.
- Ikeja and other mainland industrial areas: central for distribution across Lagos, in older estates where building quality varies.
- Lekki corridor: newer and larger buildings near the deep-sea port and free zone, further from mainland customers.
- Ogun: more land in industrial areas such as Agbara, but check the condition of the roads to the site.
What to check before you rent or buy
- Truck access: road width, gate size, turning space in the yard and any restrictions on the roads nearby.
- Clear height under the roof structure, which sets how high you can stack or rack.
- Loading doors or raised bays, and whether they suit your trucks.
- Floor condition and strength for forklifts and racking.
- Flooding: ask neighbours how the site and access roads behave in heavy rain, and look for water marks on the walls.
- Power: a dedicated transformer, the meter and space for a generator.
- Fire safety: extinguishers, hose reels or hydrants, exits and the fire safety certificate.
- Title, the approval for warehouse or industrial use, and the lease terms on repairs.
Things to watch for
- Water stains, silt or rusted cladding at the base of the walls.
- A yard where a trailer cannot turn, or a gate on a narrow residential street.
- A building converted from another use with no change-of-use approval.
- Gaps or rust in the roof sheets over the storage area.
- A landlord who will not show title documents or allow a site visit before payment.
