Short let (shortlet)

Last checked 19 October 2026 · Checked by the Property Centre content team

A short let is a furnished home rented by the night, week or month, used as an alternative to a hotel. Short lets are common in Lekki, Victoria Island, Ikoyi and Abuja. Some estates ban them, and short letting a rented flat without the landlord's consent can breach the tenancy agreement.

Also called: shortlet, short-let apartment, short stay, short-let, short lets, shortlets, short-lets

How short lets work in Nigeria

A short let is a furnished flat or house you book for a stay, from a single night to a few months, instead of signing a yearly tenancy. It comes ready to live in: furniture, bedding, a kitchen with equipment, Wi-Fi, television and usually backup power. Many include cleaning during the stay.

Who uses them. Visitors from abroad and from other states, people on work trips, families relocating while they look for a long-term home, and groups in town for weddings, events and holidays.

How booking works. You agree dates with the host or manager and pay before check-in. Most hosts also take a caution deposit, a refundable security deposit that covers damage, breakages or unpaid extras, and return it after check-out once the apartment has been inspected. House rules on visitors, parties, smoking and check-in times are set by the host and the building.

Who lets them. Some owners run their own units, some hand them to management companies, and some tenants let out a flat they themselves rent. That last group is where most disputes start.

Subletting and the tenancy agreement. The Lagos Tenancy Law requires a tenant to have the landlord's written consent before subletting any part of the premises. A tenant who turns a rented flat into a short let without that consent risks breaching the tenancy. Ikoyi and Victoria Island are among the areas where the Law does not apply, so there the tenancy agreement itself decides what is allowed, and most agreements forbid subletting without consent.

Estate rules. Estates can and do restrict short lets on security grounds. Banana Island in Ikoyi banned short-let and similar rentals across the estate after arrests linked to people staying in short-let units, and other estates have tightened guest registration. If you are booking, check that guests are allowed in; if you are buying to let this way, check the estate's current position and any restriction in your lease or deed.

Where short lets are found

  • Lagos: the largest market, concentrated in Lekki, Victoria Island and Ikoyi, with more on the mainland near the airport and in Ikeja.
  • Abuja: concentrated in central districts such as Wuse, Maitama and Jabi, and popular with visitors on official and business trips.
  • Other cities: smaller markets, mostly in newer estates in Port Harcourt, Ibadan and similar cities.

What to check

  • The exact address, and a live video call from inside the apartment before you pay anything.
  • Who you are paying: the account name should match the host or their registered company.
  • The caution deposit: how much, what it covers and when it will be refunded, in writing.
  • What the price includes: power hours, generator fuel, Wi-Fi, cleaning and parking.
  • The estate's rules on short lets and on registering visitors at the gate.
  • If you are a tenant planning to short let your flat: your landlord's written consent and what your tenancy agreement says.
  • If you are buying to short let: the estate's current policy, the service charge and any restriction in the title documents.

Red flags

  • The same photos appearing in other adverts under different names or areas.
  • Pressure to pay in full immediately to hold the apartment, or a large discount for paying upfront.
  • A host who refuses a video call or a viewing.
  • Payment requested into a personal account in a name unrelated to the host.
  • A caution deposit with no written refund terms.
  • A short let offered in an estate or building known to ban them.

Questions

What is a shortlet apartment?

A furnished flat or house rented for short stays, by the night, week or month, as an alternative to a hotel.

Is shortlet legal in Lagos?

Short lets operate openly across Lagos, but the rules that matter most are private ones: estates can ban them, and the Lagos Tenancy Law requires a tenant to have the landlord's written consent to sublet. Check both before you book or set one up.

Do I get my caution fee back after a shortlet?

You should, after check-out, once the host has inspected the apartment and deducted any agreed costs for damage or extras. Get the refund terms in writing before you pay.

How do I avoid shortlet scams?

Insist on a live video call or a viewing, pay only into an account in the host's or company's name, and walk away from pressure to pay in full straight away.

Can I turn my rented flat into a shortlet?

Not without your landlord's written consent if you are in Lagos, and only where your tenancy agreement and the estate rules allow it.
