Mortgage (home loan)

Last checked 13 October 2026 · Checked by the Property Centre content team

A mortgage is a long-term loan to buy, build or improve a home, secured on the property itself. If the borrower stops repaying, the lender can sell the property to recover the debt. In Nigeria mortgages are offered by primary mortgage banks, some commercial banks and government schemes such as the National Housing Fund.

How a mortgage works in Nigeria

A mortgage has two parts: the loan, which you repay with interest over many years, and the security, a legal charge over the property that lets the lender sell it if you default.

How a Nigerian mortgage usually works:

  • You choose a property and agree a price.
  • You apply to a lender: a primary mortgage bank, a commercial bank, an employer scheme or a government programme.
  • You pay an equity contribution, your own share of the price.
  • The lender values the property and checks its title. Lenders want good title, typically a C of O or a consented, registered deed.
  • A deed of mortgage is signed. Where the property is under a statutory right of occupancy, the mortgage itself needs the governor's consent and registration.
  • You repay monthly; on the final payment the mortgage is released.

Why few Nigerians use mortgages. Commercial mortgage rates follow high bank lending rates, terms are shorter than in many countries, and many properties lack the clean title lenders need. So most buyers pay outright, or in instalments to a developer.

Cheaper routes.

Differences by state

  • Lagos: Lagos HOMS offers state homes to qualifying residents; mortgage consent goes through the Lands Bureau.
  • Abuja (FCT): FMBN and many primary mortgage banks are based here; consent through AGIS.
  • Other states: NHF loans are available nationwide through accredited lenders; many states run their own housing schemes.

What to check

  • The total cost: interest, fees, insurance and legal charges, not just the monthly payment.
  • Whether the rate is fixed or can rise.
  • That the property's title is acceptable to the lender before you pay a deposit.
  • Penalties for paying early or late.

Risks to know

  • "Mortgage" offers from developers that are really instalment plans with no lender involved.
  • Requests for fees before any loan offer is issued.
  • Properties with no title documents being offered as mortgage-ready.

Questions

How do I get a mortgage in Nigeria?

Apply to a primary mortgage bank or bank with proof of income, pay your equity contribution, and choose a property with title the lender accepts.

What is the cheapest mortgage in Nigeria?

The National Housing Fund loan is usually the cheapest for contributors, at a fixed low rate shown on the National Housing Fund page.

Is an NHF loan a mortgage?

Yes. It is a mortgage funded by the National Housing Fund and lent through an accredited primary mortgage bank, with the property as security.

Why do mortgages need a C of O or Governor's Consent?

Lenders need security they can enforce. Land without good title, or with an unconsented transfer, is weak security.
