How land banking is meant to pay off
Land banking relies on a simple idea: land near new roads, airports, free trade zones or estates becomes more valuable as the area develops. An investor buys early and cheaply, waits, and sells later to a developer or homebuyer.
Where it is marketed. The Lekki–Epe corridor and Ibeju-Lekki in Lagos, the Lagos–Ogun border, and the outskirts of Abuja are common examples. Many companies sell estate plots specifically to land bankers, often on instalment plans.
What makes it work:
- Good title, so you can sell later without problems.
- Real growth in the area: roads, power, water and jobs, not just promises.
- Access: a buyer later will want a plot that can be reached and built on.
- Patience: land produces no rent while you wait.
What can go wrong:
- The land is under government acquisition or the title is never perfected.
- Omo onile or family disputes block resale or building.
- Projected infrastructure is delayed or never built.
- The plot is swampy and needs costly sand filling.
- Marketing projections of returns are unrealistic.
- Breaching a grant's development conditions can, under the Land Use Act, be grounds for revocation.
Exiting. When you sell, the buyer will do the same due diligence you should have done. Weak documents mean a lower price or no sale at all.
Differences by state
- Lagos: Lekki–Epe, Ibeju-Lekki and Epe are the main land-banking areas; excision and gazette status matter.
- Ogun: border towns attract buyers priced out of Lagos; check acquisition status carefully.
- Abuja (FCT): satellite towns and new districts; Area Council papers must be regularised.
What to check
- The title and acquisition status, by registry search and charting.
- Whether the land is dry or swampy.
- Planned infrastructure, from government sources rather than the seller's brochure.
- Any development levies or conditions to build within a set time.
Risks to know
- Guaranteed returns promised in writing.
- Plots sold only on "allocation" with no clear title path.
- Land far from any existing road, sold at "early bird" prices.
Land banking vs Off-plan
| Aspect | Land banking | Off-plan |
|---|---|---|
| What you hold | Bare land | A promise of a future home |
| Income while waiting | None | None until completion |
| Main risk | Title and slow growth | Delay and non-delivery |
| Exit | Sell the land | Live in, let or sell the home |

Questions
What is land banking in Nigeria?
It is buying land in a developing area and holding it, expecting its value to rise before you sell or build.
Is land banking a good investment?
It can be, if the title is sound and the area actually develops. Weak title, acquisition and disputes are the main reasons it fails.
Where is the best place for land banking in Lagos?
Buyers focus on growth corridors such as Lekki–Epe and Ibeju-Lekki. Whatever the area, check title and acquisition status before you pay.
Can I lose my land if I do not build on it?
Statutory grants can carry conditions to develop the land, and breaching a grant's conditions is a ground for revocation under the Land Use Act. Check the conditions in your title.
